With a few carefully chosen home renovations, your house could look as beautiful and welcoming as a luxury hotel.
Nowadays, travelers are forgoing hotels more and more often in favor of the more economical — and interesting — stay at a local resident’s home. Airbnb, VRBO and HomeAway are just a few of the websites where homeowners can list rooms in their home for rent.
A quick check of any of these sites will tell you not everyone bothers with home renovations (or even clutter removal) before listing their room(s) for rent, but those who do will enjoy higher rental rates and probably better feedback and reviews as well.
If you have an extra bedroom in your home, listing it for rent to business or leisure travelers is an excellent way to make extra money. And if that room has its own bathroom, even better.
But you want your house to look more like the Hilton than the Days Inn. What can you do to create a 5-star atmosphere?
Paint — This is the easiest and probably the most important change you can make. Paint colors go in and out of style, so this isn’t just a matter of freshening up the room. Shades of beige and gray are popular now for bedrooms, and also navy. And remember, you can’t go wrong with white!
Update Flooring — If you have carpet in the bedroom, rip it up and throw it out. It’s probably stained, and if it isn’t, it will be soon. Refinish the floors underneath, or if that’s not possible, paint them and go with a country look. Put down an area rug for warmth and style.
Retile — Unless your bathroom tiles are relatively new, now’s the time to replace them. Even if they’re not cracked, they’re probably outdated. If your tub, sink and toilet are still in good shape, you can save money and keep these, but you may be better off replacing everything at once.
Install New Lighting — It’s good to have three sources of light in a bedroom: an overhead fixture, a floor or table lamp, and a bedside light.
You can get an overhead fixture for $60, but everyone will know, so spend a little more for something nicer. Don’t do this with the lamps, though. You can get adorable lamps cheap at many retailers, and then when they get knocked over and broken, you won’t feel bad.
Update the lighting in your bathroom, too. Include some bright, overhead lights and some less glaring wall sconces. When you’re having this work done, you might consider adding a dimmer switch in the bedroom, too.
Fixing up your house to get it ready to rent to travelers can be fun and exciting. And when you have no guests, you can stay in the room yourself and pretend you’re on vacation!
